About this Position

The Zone Manager will be responsible for overseeing maintenance and repair work performed by members of the zone team. The position must maintain an awareness of the maintenance workload and available resources to make maintenance decisions. The position will supervise employee performance and oversee the information gathering, equipment inventory, equipment labeling, and scheduling associated with preventive and predictive maintenance programs. Responsible for planned maintenance, corrective and reactive maintenance and repair, managing the work orders and staff, and developing the zone-organized maintenance team.

This position will involve extensive communication and scheduling. Supervise the performance of all phases of general, aesthetic, corrective, reactive, planned, and preventive maintenance within specific guidelines. Responsible for ensuring the completion of tasks and projects related to the systematic inspection, detection, and correction of developing failures of equipment or facilities, either before they occur or before they develop into major defects. This position is responsible for determining the need, scheduling and assigning technicians to tasks, to include the replacement of filters, belts, lights, intake screens, seals, lubrication, preservation, and servicing of equipment, the inspection and diagnosis of information contributing to preventive and predictive maintenance scheduling, accurate collection and entry of analysis of information. The position will ensure that requests for work are accurately translated to service requests and that the work is assessed, allocated, and accomplished appropriately. This position will be expected to interact with customers and other employees in a professional manner that enhances work effectiveness for the zone maintenance crew.

Must use appropriate personal protective equipment as required (gloves, safety glasses, etc.).

The employee in this position may be required to work overtime after 4 pm, shift work, and be on a rotating standby for emergencies during non-business hours, including when the university is closed and/or other events after 5 pm on weekdays, weekends, and holidays when management deems necessary. The ability to perform snow and ice removal tasks and respond at any time of the day or night when scheduled by management, regardless of weather, will be required; therefore, deeming you as essential personnel. Due to communication expectations of the position, the incumbent will be required to maintain a personal cell phone.

Work involves regular exposure to uncomfortable and hazardous working conditions, both indoors and out, such as extreme temperatures, moving machinery, electrical sources, potential hazardous chemicals, dirt, dust, fumes, smoke, unpleasant odors, and loud noises. The position requires regular physical exertion. Must be able to occasionally move about or remain in a stationary position 50% of the time. Constantly positions self to fulfill the duties of the position, which include overseeing work in small mechanical rooms and other maintenance activities for facilities. Occasionally ascends/descends heights to accomplish work. Frequent lifting, pulling, pushing, and carrying of sometimes very heavy equipment and supplies. Occasional work on roofs, ladders, and stairs, and high-reach machinery, some irregular and extra hours as needed for projects and emergencies. Emergencies frequently involve difficult working conditions.

Required Qualifications

  • High School diploma/GED with ten years of prior successful work experience working in the building trades

    Post-secondary education may be substituted for years of experience

    Experience working in an organization that is responsible for maintenance work, diagnosing, maintaining, renovating, and preserving facilities. Able to follow directions as presented by the supervisor. Effective work habits include commitment to quality work, time management and organizational skills, attention to detail, ability to multitask, and good record-keeping skills.

    Good judgment in making decisions, asking for help, bringing forward problems, communicating with others, and working around moving machinery and electricity. Able to learn and act on new technical or complex information.

  • Certifications, Registrations, and/or Licenses:

    Have before hire and maintain after hire a valid driver’s license. A valid driver’s license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.

  • Skills, Proficiencies, and/or Knowledge:

    Ability to manage and motivate people.

    The person in this position frequently communicates with customers and employees who have inquiries about work and must be able to exchange accurate information in these situations.

    Computer skills in Outlook, Word, and Excel for departmental record keeping, and good organizational ability.

    This position requires the physical ability to lift up to 50 lbs frequently and in excess of 50 lbs occasionally.

    Skills in evaluating the work of others to ensure adherence to stated standards.

    Skill in conflict resolution and resolving problems involving tenants and contractors regarding contract requirements.

    Considerable knowledge of methods, standards, and equipment used within the facility maintenance, repair, and renovation industry.

    Ability to estimate costs and assess bids.

    Ability to communicate effectively and accurately.

    Ability to establish and maintain effective working relations with contractors and departmental representatives.

    Ability to work independently.

    Ability to present a friendly and positive demeanor to children and clients served, staff, and the general public.

    Basic knowledge of building codes.

    Ability to become proficient in the use of CMMS (Computerized Maintenance Management System) “AiM” computer system and mobile technology.

Preferred Qualifications

  • Bachelor's Building trades or another technical field
  • Six years of prior successful work experience in the building trades; or two years post-secondary education in the building trades or technical field with eight years of prior successful work experience working in a building maintenance organization; or a High School graduate/GED with ten years of prior successful work experience working in a building maintenance organization. Evidence of performing or developing preventive maintenance checks and services, schedules, and interpreting diagnostic information related to proactive maintenance programs. Knowledge and experience with building codes.
