Operates and maintains OSU-Center for Health Sciences Physical Plant equipment. Maintains equipment by tightening fittings, re-packing bearing, replacing packing glands, gaskets, valves and gauges. Cleans or replaces components using hand tools and power tools. Maintains all air handling units by replacing defective belts, bearings, lubrication of fans and replacements of filters. Maintains all building lighting systems including replacement of fixtures, bulbs and ballasts. Performs general electrical and plumbing duties. Performs water tests and replaces chemicals as needed into treatment tank to prevent scale build-up.
Records data, such as temperature of equipment, hours of operation, water and air pressure, water levels, voltage loads and gas gauge of paraflow (HVAC) units. Adjusts manual controls or overrides automatic controls to bring equipment into recommended or prescribed operating ranges. Visually inspects equipment at periodic intervals to detect malfunctions or need for repair. Monitors static air pressure in the AHU units.
