$71,000.00 - $102,000.00/yr (contingent on available funding)

About this Position

The Construction Project Manager (PM) manages the assigned projects with planning, design, construction, engineering, and management expertise as required. The PM is the primary contact between OSU and the client(s), subcontractor(s), AE, and other stakeholders. The PM is responsible for the professional and equitable application and enforcement of the unit’s policy and procedures. As workloads dictate, the PM may be assigned to manage planning and construction units to provide similar services.

The PM will plan and allocate resources to accomplish the work to meet the area productivity and quality goals. The PM will review performance data to monitor and measure productivity, goal achievement, and overall effectiveness.

Exempt employees are expected to spend whatever hours are necessary over and above the basic workweek in the completion of their work assignments.

Must use appropriate personal protective equipment as required (hard hat, safety vest, gloves, safety glasses, etc.). These items are provided and are not for personal use.

There are occasions when one is exposed to noise, dust, etc., on a construction site. Ability to climb ladders.

This position is heavy in manual labor and requires the physical ability to lift up to 50 pounds frequently and in excess of 50 pounds occasionally.

Due to communication expectations of the position, the incumbent will be required to maintain a personal cell phone and will be required to be continually available during and after normal working hours.

Required Qualifications

  • Bachelor's (degree must be conferred on or before the agreed-upon start date)
  • Six years of related work experience, with three of those being in a building maintenance or construction organization.

    Post-secondary education may be substituted for work experience.

  • Certifications, Registrations, and/or Licenses:

    Have before hire and maintain after hire a valid driver's license.

    A valid driver's license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.

  • Skills, Proficiencies, and/or Knowledge:

    Ability to manage complex and often fast-moving small to moderate-sized construction and renovation projects.

    The person in this position frequently communicates with customers and employees who have inquiries about work and must be able to exchange and share accurate and effective information in these situations.

    Computer skills in Outlook, Word, and Excel for departmental record keeping, and good organizational ability.

    Skills in evaluating the work of others to ensure adherence to stated standards.

    Skills in conflict resolution and resolving problems involving tenants and contractors regarding project requirements.

    Ability to establish and maintain effective working relations with contractors and departmental representatives.

    Ability to present a friendly and positive demeanor to students, clients served, staff, and the general public.

    Ability to and comfort with working independently.

    To effectively and collaboratively navigate project requirements with stakeholders, the applicant must have conflict resolution skills and be a proactive problem solver.

    Considerable knowledge of methods, standards, and equipment used within the facility repair and renovation industry.

    Basic knowledge of building codes and the ability to incorporate EHS’ AHJ expectations into code framework.

    Ability to estimate costs and assess bids.

    Ability to become proficient in the use of AIM software, including CMMS (Computerized Maintenance Management System), and CPPM Capital Planning and Project Management) modules.Able to follow directions as presented by Supervisor.

    Effective work habits, including commitment to quality work, time management and organizational skills, attention to detail, ability to multitask, and good record-keeping skills.

    Proved record of sound judgment and decision-making, asking for help, bringing forward problems, communicating with others, and working around and near moving machinery and electricity.

    Able to learn and act on new technical or complex information.

    Must work safely, adhere to all safety requirements, and promote a safe work environment.

Preferred Qualifications

  • Bachelor's

    Construction Management, Engineering, Building Trades, or technical field, 

  • Bachelor's degree in Construction Management, Engineering, Building trades, or technical field, and six years of prior successful work experience in a building maintenance or construction organization.

    Experience working with architectural and engineering design consultants to define the specific design services and products needed for a given construction project, experience with computer-based estimating software programs, and experience and training in developing partnering/teamwork relationships between the customer and contractor to enhance the quality of construction services being provided.
